Topic: Yes on 99, no on 98. Opinions?

11	Dabob2 Thu 5/15/2008 8:49a	Rent control (and its less strict cousin, rent stabilization) can be a good or bad thing, depending on other things. Here in NY, the middle class could effectively never afford to live in Manhattan if it were not for r.c. and r.s. Sometimes they lead to the situations described in the editorials. But sometimes they allow working and middle class people to remain in their neighborhoods, stabilizing the neighborhood while still allowing landlords to get a fair return on investments, which is why they have the rent control/rent stabilization authorities. Their bi-annual hearings are always contentious and have renters and landlords both declaring the sky will fall if they don't get their way...then they reach a compromise and both tend to be happy enough.
